Explanation:
"Minuta" could be "draft" (noun), but I'm not convinced. In the U.S. the deed is always drawn up according to instructions from the lender. The lender gives the particulars and the escrow company fills in the blanks on a standardized form. That form, whether it be from the lender himself or some other standard source, does not appear to be what is being referred to here. My experience tells me it is the details to be used to fill it. Thus, memorandum or something similar. Hope that helps! ;)
