I'm assuming the 'contrato de compraventa de vivienda' refers to a contract between the future home-owner and a development company, and that the person's doubts relate to the more-formal act of signing the deed of ownership. Otherwise, a 'contrato de compraventa' is essentially the same thing as an 'escritura pública' (at least here in Chile) and the text would make little sense.

Here´s another option which reflects the fact that an "escritura pública" is always signed in the presence of a Notary Public. In Spain, the process of buying property is as follows:(1) both parties sign a Purchase Agreement (Contrato de Compraventa), while checks are run on the property in question, etc; (2) the title deeds are signed before the Notary Public; (3) the transfer of title is then inscribed in the Property Registry. Sorry for stating the obvious if you know that already! Hope it helps, though it´s not the speediest of answers (I went to bed early for once!) ... :)
