Certifica:

Que la señora XX es usufructuaria del local donde funciona la indicada clínica dental, además de su aporte con los alquileres trabaja como promotora en la captación de pacientes.

While there are many hits for 'usufructer' I would like to know if there is a more common term. West's Law and Business dictionary translates it as 'beneficial owner' but I am confused by the fact that this woman pays rent for the premises.

Can anyone make sense of this?

Explanation:
As a legal term, usufructuary is MUCH more common than usufructer (Google). Beneficial owner is correct in that it's a form of limited ownership (as a leasehold is). However, if your aim is 'clear English', then I suggest 'legal user'.

My understanding is that the 'usufructuaria' is someone who enjoys the benefits of something - while she might pay rent, she still benefits from the use of the building/locale.
