Context:
Cuando el prestatario arriende o ceda por cualquier título el uso de la finca en el presente otorgamiento hipotecada, con inclusión del de industria, cuando la renta anual capitalizada al tanto por ciento que resulte de sumar al interés legal del dinero, un 30 por 100 más, no cubra la responsabilidad total asegurada o el valor fijado para servir de tipo a la subasta, sin el consentimiento expreso por escrito del banco.
This looks like a compounded interest, but I don't really see how to translate this part of the sentence. "Capitalizada al tanto por ciento"...

This is actually just a bid from a bank regarding a possible mortgage loan that they are proposing for a couple that wants to buy a house. Eventually, they will sign a contract which they word as "mortgage loan contract" in Spain. It's just the actual binding contract of the mortgage including the terms of the loan. I guess they are saying that the "annual income is compounded at X percentage rate which is a result of adding 30% to the legal interest of the money...." I don't know if it is an ongoing thing or not. I will have to ask the client in order to see because what you say makes sense. Compounding usually is when you have a running balance. It could be the case in this document or may just simply be an added percentage.
1) what is a mortgage loan contract? Do you mean mortgage contract? 2) why do you think this is compounded? where do you get that notion from? I really don't see that at all. Please explain.

A person makes a deposit with a financial institution, which promises a certain rate of interest per year, paid after specified intervals of time. With simple interest, the amount of the deposit remains the same, and the amount of interest is paid to the depositor at the end of each interval of time. With compound interest, the amount of the deposit rises because the interest is added to the deposit at the end of each interval of time.
For simple interest you would say:
"I deposited $1000 in a bank and received 4% per year simple interest for 2 years..."
For compound interest you would say:
"I deposited $1000 in a bank and received 4% per year compound interest for 2 years, compounded monthly"
or
"I deposited $1000 in a bank and received 4% per year compound interest for 2 years, capitalized monthly"

Explanation: in my opinion, capitalize here means to add on an interest rate...
ie
1,000 dollars a year PLUS 2%....this is not described IN ENGLISH, as capitalize...it is merely ADDING a percent of interest to the amount of the rent...in English...the PERCENT of interest is an INTEREST RATE
capitalizada al tanto por ciento= some interest rate added to it [to the annual rent or annual rent amount....
I really think one has to translate this into real estate lingo..therefore would suggest you NOT USE capitalize...in English capitalisation means something else!

as far as I know, mortgages are NEVER compounded...INTEREST PAID TO people that have accounts may be compounded....but NOT mortgages..at least not in any universe I know...but i could be wrong...
compound interest= as the amount in your savings account builds up, the bank applies the interest rate to the total amount you know have...compound interest can be PAID OR CHARGED..but not on mortgages...
