According to Alcaraz Varó's Legal Dictionary vinculación is entailment, which is
"to restrict (property) as to course of descent upon the owner's death by limiting the inheritance to the owner's lineal descendants or to a particular class thereof (as to his male children)"

and disentail = to free (as property) from entail : break the entail of (an estate)

Only one hit on the Internet, however:
