From a lease agreement. Basically, the lessor is exempt from withholdings:

El Arrendatario declara conocer y aceptar que el Arrendador se encuentra en situación de alta en el Censo del Impuesto sobre Actividades Económicas, en el epígrafe 748.3, de la Sección 1a de las Tarifas de dicho impuesto, sin que resulte de ello cuota cero.
