Spanish to English translations [PRO] Law/Patents - Law (general) / Handover of keys to a property
Spanish term or phrase:el 25 de marzo de 2011...el próximo día 30 de abril de 2011
Good afternoon!
I would be grateful for any help in making sense of this sentences, particularly the last two dates
Don XXXX , con NIE XXXXX and Dona XXXXX, con NIE XXXX nos comprometemos a la entrega de la llave y desalojo de la finca del Registro de la Propriedad de Mijas no. 2, finca no. XXXX, entregada en pago de deudas el 25 de marzo de 2011 a Banco XXXXXX el próximo día 30 de abril 2011.
My attempt:
Mr XXXX, with Foreigner Identification Number XXXX and Mrs XXXXXX, with Foreigner Identification Number XXXX agree to handing over the key and vacating the property listed on the Mijas Property Register no. 2 as property no. XXXX, delivered in payment of debts on 25 March 2011 to the Banco XXXXXX on 30 April 2011 next.
Explanation: I think they gave up their property on 25 March and they left the premises on 30 Abril. However, I am sure the way I've expressed it can be improved.
that I have no idea if this discussion started before I posted my answer. Sometimes I find the discussions don't appear unless I remember to click on the right place. I mention this just in case anyone thinks I have used their comments. And lucky Liz, for being able to send off her translation. I know someone who will be going to bed late tonight (me) :(
Also, I have no idea if these people had to handover the property to the Bank, or were in a lot of debt, or could not pay the mortgage. I do not have this detail, just these few lines. The rest of the document involve forms that have been completed.
No need to think about this one any more, I have sent off the translation now and used Helena's suggestion. The overall context concerns a couple returning to the UK on a permanent basis, so the paperwork is for the UK. Thank you!
The sentence below should read April 30, not March 31.
The parties may have agreed to deliver the property as repayment of debts at a certain date; apparently, they were not kicked out of the property but they were allowed some time to vacate the property and hand over the keys, the date fixed for doing so was April 30. Why are they giving the property to the Bank? Because the property was collateral for some debts they may have incurred and those debts were calculated up to March 25. In my humble opinion as we are just dealing with a part of the entire document.
but if it does say that, and the property was transferred to the bank on 30 April (not 31 March surely?) in payment of debts as of 25 March, I think it would create a problem where none currently exists. In that case, when are they going to hand over the keys and vacate the property? They haven't done so yet, which is why they are here undertaking to do so, but you can't just promise to do so some time in the future; you have to give a date.
By any chance, is it possible for you to ask your client whether the original sentences should say "deudas al 25 de marzo". So, the idea would be "delivered to Bank XXXX as repayment of all indebtness at/as of March 25, 2011 March 31".
I think your version is correct, but it could do with a comma after the first date. As I understand it, it means that the property was "entregado en pago de deudas" on 25 March and that the keys will be handed over to the bank and the property vacated on 30 April. "Next" is fine for "próximo", I think. This document must be dated between 25 March and 30 April. Saying that the property was "entregado" on 25 March presumably means that title/ownership was officially transferred on that date, but they have yet to hand over the keys.

Asker: Thank you very much! I did wonder if this was it, but found the Spanish rather odd:)
key and vacating property on 30 April, having delivered in payment`[...] on 25 March
Explanation: Legal Spanish is full of extremely long sentences and awkward expressions, but the meaning here in English is clear when you place the time reference in front of the right phrase as suggested in my reply.
The meaning of the Spanish is they are giving their property to the bank as they cannot pay the mortgage any more, whats legally signed and done on the 25 th March, but they have agreed to leave the house later, that's 30th April.
