This appears in a record of an estate distribution:

"E.S. upprättade den xx.xx.2006 ett testamente där hon förordnade om ett penninglegat på 20 000 kr avseende gravvård, att K.B. skulle ärva det M.V. ärvt av sin syster, I.N., jämte avkastningen härav och ***den förkovran som kan härledas till egendomen***."


I'm not sure whether "förkovra" should be "increase" or "improvement." Also, I'm wondering whether there's a better translation of "härledas" than "be derived" in this case. Tack ska Ni ha!

I am not so sure about yield but reasonably confident in attributed to.
The "problem" is that both avkastning and förkovran are mentioned. (Förkovran is normally almost exclusively associated with "increase in knowledge")
I would interpret förkovran here as a sort of yield that is more intangible than avkastning (return/profit), which would be more directly associated to pecuniary values.
