The scarcity of quality product, defined as buildings in Prime zones, and business centres, orientated to the client, due to the growth of quality tourism. Decrease of the profitability due to the risk perception of international investors in the holidays business in new areas of development. The coastal area and the Fira II in the area bordering L’Hospitalet del Llobregat.
Hotel investment during the third quarter of the year has rose to 169 million €, going up to 276 millions in 2003.
Diversification in response to the lack of product, some funds decide to invest in small size hotels, investment of 30Million €, with greater capital gain and less risk. The residual value for residential use of the floor keeps being a reference in the analysis of operations.
Total investment figures would be much higher if it existed any chance of investment products.

Las previsiones a la baja sobre la evolución de la inflación y el alza del euro presionan hacia nuevas reducciones de tipos de interés en la zona euro.
Peligros de deflación en EEUU y algunos países europeos.
Tipos de interés a largo plazo ligados al proceso de recuperación económica, por lo que este mercado no se orienta al alza.
Después de la crisis bélica los mercados bursátiles han pasado a la fase de equilibrio, llegando a la moderación en sus avances. Se ha reducido la volatilidad con perspectivas a finalizar el periodo de mercado bajista.
El atractivo de Barcelona por parte de los inversores gracias a la proyección del mercado de hotel se ve frenado por la falta de producto de alta calidad.
Los inversores continúan siendo muy selectivos, premiando la seguridad frente a la rentabilidad.
Los operadores internacionales, esperan un resurgir del virus SARS con la llegada de los primeros fríos que afecten los mercados emergentes y los destinos exóticos en 2004.
Cerca del 70% del volumen de inversión ha sido absorbido por inversores locales. Dominio nacional en volumen y número de operaciones.
Escasez de producto de calidad, definido como edificios en zonas Prime y centro de negocios, orientados al cliente procedente del auge del turismo de calidad. Diversificación como respuesta a la escasez de producto, algunos fondos deciden invertir en hoteles de tamaño reducido, inversión 30M de €, con unas mayores plusvalías y menor riesgo. El valor residual para el uso residencial del activo sigue siendo una referencia en el análisis de las operaciones.
Las cifras totales de inversión serían mucho más elevadas de existir una mayor disponibilidad de productos de inversión.
