Source text - English IV. RENT Lessee promises and agrees to pay to Lessor as rent for the Premises, the amount referenced on Page 1. Rent is payable in fifty-two (52) weekly installments, along with the sales tax, in advance and without demand, by 1:00 P.M., every Friday of each week during the term hereof, without any deduction whatsoever, with the first payment to be made before occupying the Premises. For said rent, and subject to the fulfillment of the provisions in this Agreement and XXXX RULES AND REGULATIONS, Lessee is leasing the Premises together with the furnishings and equipment described in SCHEDULE 1, the use and maintenance of the facility’s common areas, A/C maintenance, power, water and sewage utilities to the Premises, a phone jack installed in the Premises, a key and/or access code for entry, the ongoing use of the XXXX directory, bathroom supplies, and any other services Lessor might include. If the term of this Agreement is for one (1) year, then the rent amount shall be increased to fair market value, or may take into account cost of living increases, on each twelve (12) month anniversary of the Commencement Date of the initial Term, unless previously cancelled in writing as specified in Article III. In no event though, shall the weekly rent for any twelve (12) month period be more than ten percent (10%) greater than the weekly rent for the previous twelve (12) month period. Tenant understands that the rental amount includes pass-through fees including insurance, taxes, and maintenance fees, which are imposed by outside agencies (i.e. Lessor’s landlord, city, county or state agencies, etc.), beyond Lessor’s control. During any term of this Lease, it is possible that these fees are increased, or decreased, by these parties. If this occurs, Lessor, at its discretion, may adjust the rent charged to Lessee, up or down, either at the time Lessor incurs these changes, or upon renewal of the Lease, but in no event will the rent increase greater than the percentage increase stipulated above. The dropdown menus have been divided into two-dimensional panels with similar items grouped together under headings. This eliminates scrolling for those with smaller screens, and also improves readability. More information on the changes... Where is the "My ProZ.com" menu? Mouseover your name at the top of the screen. Here you will find information about your account, your email settings, and more. The "My ProZ.com" menu was moved up here to simplify the main navigation, and to keep all of this type of information together. I cannot find something If you are having trouble finding something with the new menu, please submit a support request.
