1. LĪGUMA PRIEKŠMETS
1.1. IZNOMĀTĀJS iznomā NOMNIEKAM, un NOMNIEKS nomā no IZNOMĀTĀJA ekskluzīvai lietošanai uz 10 (desmit) gadu termiņu sekojošas telpas Tirdzniecības centrā:
a) mazumtirdzniecības telpas ar aptuveno platību 1400 (viens tūkstotis četri simti) kvadrātmetri, kas atzīmētas ar sarkanu līniju uz stāva skices ___. pielikumā, kas pievienots Līgumam un veido tā neatņemamu sastāvdaļu;
b) telpas ar platību 72 (septiņdesmit divi) kvadrātmetri pagrabstāvā, kas atzīmētas ar sarkanu līniju uz stāva skices ___. pielikumā, kas pievienots Līgumam un veido tā neatņemamu sastāvdaļu (turpmāk tekstā a) un b) kopā sauktas Telpas).
1.2. Pēc Telpu pieņemšanas un pielāgošanas tās tiks pārmērītas un iezīmētas stāva plānā, kas pievienojams šim Līgumam kā ___. pielikums un veidos tā neatņemamu sastāvdaļu. Par Telpu pārmērīšanu tiks sastādīts akts, kuru paraksta NOMNIEKS un IZNOMĀTĀJS. PUSĒM nav tiesību atteikties parakstīt Telpu pārmērīšanas aktu. Līdz Telpu pārmērīšanas akta parakstīšanai NOMNIEKS veic samaksu par Telpu nomu saskaņā ar Līgumā noteikto Telpu platību. Pēc Telpu pārmērīšanas NOMNIEKA pienākums ir apmaksāt Līgumā noteiktos maksājumus par pārmērīšanas aktā noteikto platību, sākot no faktiskā šīs platības pārņemšanas datuma, nepieciešamības gadījumā PUSĒM veicot norēķinu korekcijas.
1.3. Ar mērķi palielināt Tirdzniecības centra komerciālo pievilcību, kā arī tehnisku vai praktisku apsvērumu dēļ, IZNOMĀTĀJAM ir tiesības koriģēt Telpu galīgo izvietojumu un platību ar NOMNIEKA piekrišanu. Ja Telpu izvietojuma korekcijas tiks veiktas pēc NOMNIEKA finansiālajām investīcijām sākotnēji ierādītajās Telpās, IZNOMĀTĀJS segs NOMNIEKAM visus izdevumus, saistītus ar šādām Telpu izvietojuma korekcijām.
2. NOMAS LĪGUMA TERMIŅŠ
2.1. Līgums stājas spēkā tā parakstīšanas dienā un būs spēkā 10 (desmit) kalendāros gadus no Telpu pieņemšanas dienas. Līgumā noteiktās konfidencialitātes saistības ir spēkā 3 gadus pēc Līguma darbības beigām. NOMNIEKAM ir tiesības pagarināt Līguma termiņu saskaņā ar Līguma 2.2. punktu.

1. SUBJECT OF THE AGREEMENT
1.1. LESSOR grants to LESSEE and LESSEE accepts from LESSOR a lease of the following premises in the Shopping Centre for exclusive utilisation for a period of 10 (ten) years:
a) retail commercial premises with the approximate area of 1,400 (one thousand four hundred) square metres, which have been marked by a red line in the floor layout sheet in Appendix ___, which has been attached to the Agreement and constitutes an indispensable part thereof;
b) premises with the area of 72 (seventy two) square metres in the basement, which have been marked by a red line in the floor layout sheet in Appendix ___, which has been attached to the Agreement and constitutes an indispensable part thereof (hereinafter a) and b) jointly called “Premises”).
1.2. Following acceptance and adaptation of the Premises, they will be re-measured and marked in the floor plan, which has been attached to this Agreement as Appendix ___, and will constitute an indispensable part thereof. A deed will be produced regarding re-measurement of the premises, which shall be signed by LESSEE and LESSOR. PARTIES are not entitled to refuse to sign the re-measurement deed of the Premises. Pending the signing of the re-measurement deed of the premises, LESSEE conducts payments for premises lease in accordance with the premises area stipulated by the Agreement. Following the re-measurement of the premises, LESSEE is obliged to perform the payments stipulated by the Agreement for the space determined in the re-measurement deed, as from the actual acquisition date of this space, with PARTIES settling payment adjustments, if necessary.
1.3. In order to enhance commercial appeal of the Shopping Centre, as well as due to technical or practical considerations, LESSOR is entitled to adjust the final arrangement and space of the Premises with LESSEE's consent. If adjustments to the Premises arrangement are introduced following LESSEE’s financial investments in the initially allocated Premises, LESSOR shall compensate LESSEE all expenses involving such adjustments to the Premises arrangement.
2. TERM OF LEASE AGREEMENT
2.1. The Agreement shall come into effect on the day of its signing and shall be valid for 10 (ten) calendar years as from the day of acceptance of the Premises. The confidentiality obligations stipulated by the Agreement are effective 3 years after the expiry of the term of validity of the Agreement. LESSEE is eligible to extend the term of the Agreement in accordance with Clause 2.2. of the Agreement.
