Los primeros días Ofelia sintió la soledad como un cuchillo y se tuvo tanta pena que andaba por la casa a ratos ruborizada y a ratos pálida. [...]
Un día cambió los cuadros de pared, otro regaló sillas del comedor que de tanto ser modernas pasaron de moda. [...]. Al último arremetió contra su sala, segura de que urgía cambiar la tela de los sillones.
El tapicero llegó al mismo tiempo en que le entregaron por escrito la petición formal de divorcio. La puso a un lado para pensar en cosas más tangibles que el desamor en ocho letras. Trajinó en un muestrario buscando un color nuevo y cuando se decidió por el verde pálido el tapicero llamó a dos ayudantes que levantaron los muebles rumbo al taller.

She opened it up. It contained a message written in large, inaccurate letters that said: “Honey: do what u want, what u want most, do whatever u chose, what is best for u, do what u feel is best for every body”.
“U”, exclaimed Ofelia aloud. Her husband had run off with a woman who writes the letter “u” instead of “you”? With someone who writes “chose” in past tense instead of the present “choose”? With a person who is capable of mixing up the “everybody” meaning all people with “every body” as in all the bodies?
Proper spelling is a subtle window on the elegance of one's spirit and anybody who doesn’t have it can live wherever they feel like.
The grounds for divorce, as stated on the paper she had to sign, were irreconcilable differences. “How true”, she thought. “Spelling differences”. She signed.

REGLAMENTO DE LA COPROPIEDAD Y ADMINISTRACIÓN
DEL CONDOMINIO “XXXX"
INTRODUCCIÓN
Los co-propietarios del Condominio "XXXX”, reunidos en Asamblea
General, y en cumplimiento de las disposiciones de la Ley 5038 del 28 de noviembre de
1958, que instituye un sistema especial para la propiedad por pisos o departamentos, han
redactado el presente Reglamento de la Copropiedad y Administración del Condominio
"XXXX", el cual sustituye el texto del Reglamento original del Condominio.
CAPITULO I
GENERALIDADES
Artículo 1.- Constitución del Condominio.- El Condominio "XXXX" fue
constituido, de conformidad con la resolución del Tribunal Superior de Tierras de fecha cinco
(5) del mes de julio del año mil novecientos ochenta y ocho (1988), con el inmueble que se
describe a continuación:
Una porción de terreno dentro de la Parcela No. xxxx, del Distrito
Catastral No. xxxx del municipio de xxxxx (xxxx), con una
extensión superficial de 2,083. 84 (Dos Mil Ochenta y Tres punto Ochenta y
Cuatro) metros cuadrados, y de todas sus mejoras consistentes en un (1)
edificio de tres niveles y veinticuatro (24) apartamentos, con todas sus
anexidades y dependencias (en lo adelante, "EL INMUEBLE").
Artículo 2.- Unidades del Condominio.- La descripción de los veinticuatro (24)
apartamentos o unidades habitacionales del Condominio y de sus áreas comunes se
encuentran detalladas en la indicada Resolución del Tribunal Superior de Tierras de fecha
5 de julio de 1988.
Párrafo I.- Estas veinticuatro (24) unidades habitacionales son susceptibles de
pertenecer en propiedad a distintas personas físicas o morales, y conforme a la Ley 5038 de
1958, cada una de esas áreas privadas ha sido registrada como unidades separadas e
independientes en la Oficina del Registrador de Títulos del Departamento de xxxxxx.
Artículo 3.- Personalidad Jurídica del Condominio.- El conjunto de los propietarios
de las unidades de EL INMUEBLE forman, obligatoriamente y de pleno derecho, un
consorcio, con personalidad jurídica, que frente a los terceros y a los mismos propietarios
actuará como representante legal de todos los propietarios por intermedio de un
Administrador y de un Consejo de Directores.
Artículo 4.- Régimen del Condominio.- El Condominio se regirá, a partir de la
inscripción correspondiente en el Registro de Títulos del Departamento de Puerto Plata, por
las disposiciones de la Ley No. 5038 de 1958, por las del presente "Reglamento de la
Copropiedad y Administración" (en lo adelante, EL REGLAMENTO), y por las resoluciones
adoptadas por el Consorcio de Propietarios, el Consejo de Directores y el Administrador del
Condominio, de conformidad con la citada Ley y EL REGLAMENTO.
Artículo 5.- Fuerza Obligatoria de las Normas del Condominio.- Todos los
propietarios de las diversas unidades de que se compone el Condominio, así como todo
detentador de derechos en el Condominio, a cualquier título que fuere, sus causahabientes
y cesionarios, deberán acatar las disposiciones de la Ley 5038 de 1958 y sus modificaciones,
del presente REGLAMENTO y sus modificaciones, y de cualquier norma dictada en virtud
de la Ley y/o EL REGLAMENTO.
CAPITULO II
DE LAS UNIDADES DE PROPIEDAD EXCLUSIVA
Y DE LAS PARTES COMUNES
Artículo 6.- Tipos de Unidades de Propiedad Particular.- Las unidades de propiedad
particular serán usadas exclusivamente para fines habitacionales ("unidades habitacionales").
Artículo 7.- Cosas y Espacios de Propiedad Particular.- Formarán parte de las
unidades de propiedad particular, además de las áreas descritas en el título de propiedad de
cada unidad, las siguientes: las puertas y ventanas dentro de los límites de la unidad
particular, tal como se definirán en los artículos siguientes; los pisos y los techos interiores;
los equipos e instalaciones de la cocina; los ductos, equipos e instalaciones eléctricas,
sanitarias y de otros servicios que se encuentren dentro de los límites de la unidad particular
y sirvan exclusivamente para su uso.
Artículo 8.- Límites Horizontales de las Unidades de Propiedad Particular.- El límite
inferior de cada unidad de propiedad particular será la superficie superior del piso. El límite
superior lo será la superficie inferior del techo interior. La base estructural de los techos y
de los pisos se considerará parte común; el revestimiento de los mismos se considerará parte
de la propiedad exclusiva.
Artículo 9.- Límites Verticales de las Unidades de Propiedad Particular.- El límite
vertical de cada unidad de propiedad particular será la superficie interior de los muros. Los
revestimientos interiores de los muros serán partes de propiedad exclusiva. Los muros de
separación entre unidades o entre una propiedad particular y una parte común serán partes
comunes. En el caso de puertas y ventanas, el límite será la superficie interior de las mismas.
Artículo 10.- Partes Comunes.- Se considerarán partes comunes todas aquellas sobre
las cuales ninguna persona pueda invocar propiedad exclusiva, según su título de propiedad,
así como todas las cosas necesarias para la existencia, seguridad, salubridad y conservación
del INMUEBLE en su conjunto y las que permitan el uso y goce de cada una de las unidades
susceptibles de propiedad exclusiva. Constituyen partes comunes, sin que la siguiente
enumeración pueda reputarse como limitativa, las siguientes:
1. El terreno sobre el cual están edificadas las mejoras en toda su superficie y
profundidad.
2. Los caminos o vías peatonales, calles interiores, aceras y vías de acceso en
general dentro del INMUEBLE.
3. Las áreas verdes, jardines y patios.
4. Los garages, los parqueos o áreas de estacionamiento.
5. Los sistemas de energía eléctrica, de agua, de teléfono, pluviales, sanitarios,
así como cualquier otro sistema o servicio común, incluyendo los ductos
utilizados para dichos sistemas, salvo lo previsto más arriba en el artículo 7,
así como las casetas instaladas para proteger los equipos y maquinarias de los
mismos.
6. Todas las partes estructurales del complejo, tales como cimientos, paredes
maestras y medianeras, techos, pisos, columnas, vigas, escaleras, o cualquier
otra parte de la construcción que pueda ser considerada obra gruesa.
7. Las escaleras, pasarelas, pasillos, vestíbulos, baños comunes y depósitos, con
todo el equipamiento, mobiliario y enseres que guarnecen dichas áreas.
8. La piscina y el área de asoleamiento a su alrededor.
Artículo 11.- Derechos de Cada Propietario.- Cada propietario es dueño exclusivo de
su unidad y condueño indiviso con los demás propietarios de todas las partes comunes. Los
derechos de cada propietario de las cosas comunes son inseparables de la propiedad de sus
respectivas unidades. Sin necesidad de mención especial, estos derechos sobre las partes
comunes pasan al adquiriente de un derecho real sobre una unidad de propiedad particular.
Artículo 12.- Extensión o Restricción de las Partes Comunes.- Los propietarios podrán
extender o restringir el número de las cosas comunes y aún limitar la copropiedad de algunas
de ellas entre las personas que las usan o que deban tener a su cargo el cuidado y
mantenimiento de las mismas por la posición de sus respectivas unidades. Se necesitará el
consentimiento de todos los propietarios para modificar los acuerdos que declaren, extiendan
o restrinjan el número de las cosas comunes o que limiten la copropiedad.

CO-OWNERSHIP AND ADMINISTRATION REGULATIONS
OF THE "XXXXXX" CONDOMINIUM
INTRODUCTION
The co-owners of the "XXXXX" Condominium, at a General Assembly and in the fulfillment of the provisions of Law 5038 dated November 28, 1958, which establishes a special system for the ownership of apartments, drafted these Co-ownership and Administration Regulations of the "XXXXXX" Condominium which replaces the text of the Original Condominium Regulations.
CHAPTER 1
OVERVIEW
Article 1 - Condominium Charter - The "XXXXX" Condominium was constituted, in compliance with the resolution from the Superior Land Tribunal dated July Fifth (5th) Nineteen Eighty-Eight (1988), as the property described below:
A plot of land within Parcel No. 15 (Fifteen), in Property Assessment
District No. 5 (five) in the municipality of xxxxxx (xxxxx), with a surface area of 2,083.84 (two thousand eighty-three point eighty four) square metres and all of its improvements
consisting of one (1) three-story building with twenty-four
(24) apartments with all of its annexes and outbuildings (hereafter known as
"THE PROPERTY").
Article 2 - Condominium Units - Descriptions of the twenty-four (24) apartments or residential units of the Condominium and its common areas are detailed in the above-mentioned Resolution from the Superior Land Tribunal dated July 5, 1988.
Paragraph I - These twenty-four (24) residential units may be owned by different individuals or legal entities, and, in compliance with Law 5038 of 1958, each of these private areas has been registered as a separate and independent unit with the Title Registry Office of the Department of xxxxxxxx.
Article 3 - Legal Status and Capacity of the Condominium- The group of owners of units on THE PROPERTY make up, obligatorily and as a matter of law, a consortium, with legal status and capacity, which, opposite third parties and the owners themselves,

will act as the legal representative of all the owners through an Administrator and a Board of Directors.
Article 4 - Condominium Rules - The condominium will adhere, as per its corresponding registration in the Title Registry Office of the Department of xxxxxx, to the provisions of Law No. 5038 of 1958, to these "Co-ownership and Administration Regulations" (hereafter known as "THE REGULATIONS") and to the resolutions adopted by the Owners' Consortium, the Board of Directors and the Condominium Administrator, in compliance with the above-mentioned law and THE REGULATIONS.
Article 5 - Binding Force for Condominium Standards - All the owners of the different units which make up the Condominium, as well as all Condominium rights holders, to any title, and their successors-in-interest and assignees, must comply with the provisions of Law 5038 of 1958 and its modifications, with these REGULATIONS and their modifications and with any other standard dictated by virtue of the law and/or THE REGULATIONS.
CHAPTER II
REGARDING EXCLUSIVE OWNERSHIP UNITS
AND COMMON AREAS
Article 6 - Types of individually-owned units - Individually-owned units will be used exclusively for residential purposes ("residential units").
Article 7 - Individual ownership of Objects and Areas - As well as the areas described in the title deed of each unit, the following items form a part of individually-owned units: doors and windows within the boundaries of the individual unit, such as will be defined in the following articles; floors and ceiling; kitchen appliances and installations; ducts, equipment and installations for electricity, sanitation and other services within the boundaries of the individual unit and which exclusively serve for its usage.
Article 8 - Horizontal boundaries of Individually-owned Units - The lower boundary of each individually-owned unit will be the upper surface of the floor. The upper boundary will be the lower surface of the ceiling. The structural base of the roofs and floors will be considered common areas; the coverings of the same will be considered part of the exclusive ownership.

Article 9 - Vertical Boundaries of Individually-owned Units - The vertical boundary of each individually-owned unit will be the interior surface of the walls. Interior wall coverings will be exclusively-owned parts. Walls separating units or between an individual property and a common area will be common elements. In the case of windows and doors, the boundary will be the interior surface of the same.
Article 10 - Common Elements- All elements to which no person may invoke exclusive ownership, according to their title deed, will be considered common elements, as well as all things necessary for the existence, security, health and conservation of the PROPERTY within its complex and those which allow the usage and enjoyment of each one of the units which are capable of being exclusively-owned. The following elements are considered common elements, however, the list should not be deemed exhaustive:
1. The land on which the improvements are built with all of its area and depth.
2. Paths or walkways, interior roads, sidewalks and access roads in general within the PROPERTY.
3. Green areas, gardens and patios.
4. Garages, parking spaces or parking lots.
5. Electrical energy, water, telephone, storm water drainage and sanitary systems as well as any other common system or service, including the ducts used for said systems, with the exception of those indicated above in Article 7, as well as housings installed to protect system equipment and machines.
6. All of the structural parts of the complex, such as cement, load-bearing and intermediate walls, roofs, floors, columns, beams, stairways, or any other part of the construction which can be considered structural work.
7. Stairways, walkways, hallways, lobbies, common restrooms and storage rooms, with all their equipment, furnishings and goods which adorn said areas.
8. The pool and the sunbathing area around it.
Article 11 - Rights of Each Owner - Each owner is the exclusive owner of his or her unit and indivisible co-owner together with other owners of all common elements. The rights of each owner to common elements are inseparable from the ownership of their respective units. Without need for special mention, these rights to common elements are conveyed upon the purchaser of a real property interest in an individually-owned unit.

Article 12 - Expansion or Restriction of Common Elements - The owners may expand or restrict the number of common elements and even limit the co-ownership of some of them to people who use them or those who should be in charge of the care and maintenance of the same according to the position of their respective units. The consent of all owners will be needed to modify the agreements which declare, expand or restrict the number of common elements or which limit their co-ownership.
