Además de las estipulaciones anteriores, las partes convienen en las siguientes cláusulas: Primera: Objeto del contrato: El Arrendador concede a titulo de arrendamiento el goce del inmueble cuyos linderos se determinan en la Cláusula Decimacuarta. Segunda: Pago, oportunidad y sitio: El Arrendatario se obliga a pagar al Arrendador el precio acordado en xxxxxxxxx, dentro de los primeros cinco días de cada período mensual, al Arrendador o a su orden. El precio se aumentará en un xx% (%) anual. Tercera: Destinación: El Arrendatario se compromete a utilizar el inmueble, objeto del presente contrato para oficinas de xxxxxxx. Cuarta: Subarriendo y sesión: El Arrendatario no podrá subarrendar ni ceder el contrato sin la autorización previa del Arrendador. Quinta: Mejoras: El Arrendatario no podrá, sin la autorización escrita del Arrendador, hacerle mejoras al inmueble. En todo caso, al término del contrato, las mejoras quedarán de propiedad Arrendador. Sexta: Reparaciones: El Arrendatario se obliga a efectuar las reparaciones locativas y aquellas que sean necesarias por hechos de él o de sus dependientes. Séptima: Inspección: El Arrendatario permitirá las visitas que en cualquier tiempo el Arrendador o su representante tengan a bien realizar para constatar el estado y conservación del inmueble u otras circunstancias que sean de su interés. Octava: Restitución: El Arrendatario restituirá el inmueble al Arrendador a la terminación del contrato en el mismo estado en que lo recibe salvo el deterioro natural. Novena: Entrega: el Arrendador se obliga a entregar el inmueble el día xx (xx) de xxxxxxx de xxxx junto con los elementos que lo integran, los que se detallarán en escrito separado firmado por los contratantes, el cual se considera parte integrante de este contrato. Décima: Incumplimiento: El incumplimiento o violación de cualesquiera de las obligaciones por parte del Arrendatario dará derecho al Arrendador para resolver el contrato y exigir la entrega del inmueble, sin necesidad del desahucio ni de los requerimientos previstos en la ley. El Arrendatario renuncia a oponerse a la cesación del arriendo mediante la caución establecida en el Artículo xxxx del Código Civil. Décima Primera: Cláusula penal: El incumplimiento por parte del Arrendatario de cualesquiera de las obligaciones lo constituirá en deudor del Arrendador por la suma de dos cánones de arrendamiento a titulo de pena, sin menoscabo del cobro de la renta y de los perjuicios que pudiesen ocasionarse como consecuencia del incumplimiento. Décima Segunda: Terminación y prórroga del contrato: El presente contrato termina por el vencimiento del término estipulado. No obstante, los contratantes, por mutuo acuerdo, podrán prorrogarlo por un periodo igual al inicialmente pactado, mediante comunicaciones escritas por lo menos con un mes de antelación a su vencimiento. Lo anterior, sin perjuicio del derecho a la renovación consagrado en el Artículo xxx del Código de Comercio.
Cláusulas adicionales: La inquilina deberá presentar mensualmente los recibos tanto de los servicios públicos como de la cuota de administración debidamente cancelados. El no pago de los servicios públicos oportunamente, será causal para solicitar la entrega del inmueble.

In addition to the above mentioned stipulations, the parties agree on the following clauses: First: Objective of the commercial lease agreement: Landlord leases the property according to the boundaries determined in clause fourteen. Second: Payment timeliness and place: Tenant agrees to pay the agreed upon amount to the Landlord or someone on his behalf at xxxxxxxxx, within the first five days of each monthly period. The monthly rental will increase by xxxx% every year. Third: Use of property: Tenant agrees to use the property under this commercial lease agreement as an office for xxxxxxxx. Fourth: Subletting and assignment: Tenant shall not sublet or assign this lease without prior authorization by the Landlord. Fifth: Improvements: Tenant shall not make any improvements on the property without prior written consent of the Landlord. In any case, any such improvement shall become the property of the Landlord at the termination of the commercial lease agreement. Sixth: repairs: Tenant shall make all rental repairs and those rendered necessary by the Tenant or his dependant’s actions. Seventh: Inspection: Tenant shall allow any visit from the Landlord or his representative at any time in order to inspect the condition and preservation of the property, or under any other circumstances, which may be in his interest. Eighth: Return of the property: Tenant shall deliver the property to the Landlord at the term of the commercial lease agreement in the same condition as received, except for normal deterioration. Ninth: delivery: Tenant agrees to deliver the property to the Landlord on the xxxx (xx) of xxxxxxx, xxxx along with any integrating elements to be specified in a separate writ signed by the parties and considered to be an integral part of this commercial lease agreement. Tenth: default: Failure by Tenant to any of the obligations hereunder shall give the Landlord the right to terminate the contract and request the repossession of the property without eviction or any requirements established by law. Tenant shall not oppose to the cessation of lease through the bond of indemnity established in Article xxxx of the Civil Code. Eleventh: Penalty clause: Failure by Tenant to fulfill any of the obligations hereunder shall result in payment of two monthly rental payments to the Landlord as penalty, regardless of the payment of the monthly rental and any damages originated from such failure. Twelfth: Termination and extension of the commercial lease agreement: This commercial lease agreement shall terminate at the expiration of the stipulated term. Nevertheless, upon mutual agreement, the contracting parties may renew it for a period of time similar to the one originally agreed upon through written notices delivered at least 30 days before the end of the lease, notwithstanding the right to renewal stipulated on Article xxxx of the Commercial Code.
Additional clauses: On a monthly basis, Tenant shall submit proof of payment for both the utilities and the administration fee. Failure to pay utilities on a timely basis shall give reason to request the repossession of the property.
