Sat Nam, my name is Snatam, and I'm here to do Kundalini yoga with you and tell a story about a little girl named Shanti who's been doing Kundalini Yoga her whole life and I'm really happy to be here with these beautiful children who are going to introduce themselves to you.
Well I'm really happy that you could join us today. This is how I do my Kundalini Yoga practice every morning. First, I'm going to take my socks off so that the energy of the yoga can flow through my feet, and as you can see we're sitting on sheepskins. You can sit on a sheepskin or anything made with natural fabrics and it will help to have a more meditative experience. And also, we're wearing white. White is a wonderful yogic color that contains all the colors of the rainbow so it helps us to stay positive and happy. So I hope that you have some space to move around because we're going to move around a lot today. You can do this with your family. You can do this by yourself with your friends or your sisters or brothers. The most important thing is to have fun. So let's get started.
Once upon a time, there was a little girl named Shanti. And behind her house was a big, beautiful mountain that she dreamed of climbing. And every morning she would ask her mom if she could climb up the mountain, and every morning her mother said "Not until you're older." But finally one morning, her mother said "Yes, you can go today," and Shanti jumped for joy and clapped her hands and gave her mom a big hug. And then her mother said, "But first, remember to do these three things. Number One, remember to do your morning yoga practice to balance your energy and help you to feel that God is with you, no matter what. Second, remember to do your meditations. And Third, remember the songs that we've been learning in case you get into any trouble or anything happens on the walk. So Shanti said "Great" and she got started off with her yoga practice.
So let's start off with her too. And she started off by tuning in this very special mantra and the words are: 'Ong Namo'

CONTRATO TRANSACCIONAL DE DESOCUPACION Y ENTREGA que de conformidad con lo dispuesto por los artículos 3134, 3140, 3141, 3145, 3149 y demás relativos de código civil vigente en el estado de Quintana Roo, que celebran por una parte a quien en este contrato y para efectos de brevedad se designara como “EL PROPIETARIO” y de la otra parte a quien en este contrato se designara como “EL OCUPANTE”, respecto de la posesión del bien inmueble que mas adelante se especificara, mismo convenio que sujetan a las siguientes declaraciones y cláusulas:
D E C L A R A C I O N E S
I.- DECLARA “EL PROPIETARIO” a través de su Representante:
a) Que es PROPIETARIO en pleno dominio y posesión del inmueble ubicado en en Playa del Carmen, Municipio de Solidaridad, Estado de Quintana Roo. al cual para efectos del presente contrato se denominará como “EL INMUEBLE”.
II.- DECLARA “EL OCUPANTE”:
a) Que es persona física de nacionalidad extranjero, lo que se acredita con su: __________________________________________________________
b) Que conoce la ubicación, distribución y demás características de “EL INMUEBLE””, y que es su deseo ocuparlo de conformidad a lo dispuesto en este contrato.
c) Que dicha localidad satisface ampliamente sus requerimientos, necesidades para instalar en la misma su casa habitación.
d) Que con anterioridad a la firma del presente contrato, ha recibido de “EL PROPIETARIO” todas las normas y disposiciones que forman el reglamento de la unidad habitacional.
III.- DECLARAN AMBAS PARTES:
a) Que es objeto del presente contrato el acuerdo de sus voluntades a efecto de solucionar una controversia futura en relación con “EL INMUEBLE” descrito en la declaración I inciso a).
b) Que es su voluntad el celebrar el presente contrato transaccional con el objeto de prevenir una controversia presente o futura, por lo que las partes se comprometen a ratificarlo ante Notario Publico, o ante la presencia judicial, para que sea elevado a la categoría de Sentencia Ejecutoria, en los términos de los artículos 3134 y 3141 del código civil vigente para el Estado de Quintana Roo.
Atento a lo anterior las partes otorgan las siguientes:
C L A U S U L A S
PRIMERA.- Ambas partes se comprometen al cumplimiento de las prestaciones expresamente pactadas en este convenio.
T E M P O R A L I D A D
SEGUNDA.- “EL PROPIETARIO” permite a “EL OCUPANTE” y este a su vez acepta la ocupación temporal de “EL INMUEBLE” referido en la declaración primera de este convenio por el lapso de 30 días para ambas partes, iniciando su vigencia a partir del día_________________ fecha en que “EL OCUPANTE”, se obliga a entregar totalmente desocupado “EL INMUEBLE” devolviéndolo en el mismo estado en el cual fue recibido, sin necesidad de orden judicial.
R E N T A S
TERCERA.- Por la ocupación de “EL INMUEBLE” referido en la declaración primera de este convenio, “EL OCUPANTE” pagará a “EL PROPIETARIO” la cantidad mensual de $________. (__________ dólares 00/100 ) Dicha cantidad será cubierta por anticipado sin necesidad de requerimiento o cobro alguno.
La renta en los términos de los dos párrafos anteriores comenzara a correr y será obligatoria para “EL OCUPANTE” a partir del _______________.
CUARTA.- “EL OCUPANTE” en este acto hace entrega a “EL PROPIETARIO” la cantidad de __________ (_________________ dólares 00/100) por concepto de pago anticipado de la renta que corresponde del ___________________ Dicha cantidad no podrá ser devuelta parcial o totalmente por ningún concepto legal a “EL OCUPANTE”. El presente instrumento se extiende a “EL OCUPANTE” como el recibo más grande que en derecho proceda.
CUARTA B).- “EL OCUPANTE” no podrá retener o dejar de pagar las rentas por ningún motivo o causa, ni por causas de caso fortuito o fuerza mayor.
“EL OCUPANTE” se obliga a respetar y a conservar en buen estado, “EL INMUEBLE”, reconociendo desde ahora que “EL PROPIETARIO” es la titular de dicho inmueble.
QUINTA.- “EL OCUPANTE” entrega en este acto a “EL PROPIETARIO” la cantidad de ______________ (______________) y ésta lo recibe de conformidad, en calidad de deposito en garantía. “EL PROPIETARIO” tendrá derecho de hacer efectivo dicho deposito hasta donde alcance, para satisfacer cualesquiera cantidades por servicios de “EL INMUEBLE” a cargo de “EL OCUPANTE” que no sean cubiertas oportunamente, sin liberar a “EL OCUPANTE” de sus demás responsabilidades conforme el presente convenio o del pago de aquellas cantidades que resultaren por encima del deposito otorgado.
A la conclusión del presente convenio, y después de verificarse fehacientemente el pago de todas las rentas, contraprestaciones y servicios que puedan derivarse del mismo, el deposito será devuelto a “EL OCUPANTE” por “EL PROPIETARIO”.
CONSERVACION Y MEJORAS AL INMUEBLE
SEXTA.- “EL OCUPANTE” no podrá variar en modo alguno la forma o diseño interior o exterior de “EL INMUEBLE” motivo del presente convenio ni hacer mejoras en el mismo, sin el permiso previo y por escrito de “EL PROPIETARIO”. Asimismo para efectuar cualquier modificación, mejora o instalación en los conceptos previstos “EL OCUPANTE” deberá obtener autorización previa y por escrito de “EL PROPIETARIO”, además de que esto constituiría causa suficiente para solicitar la desocupación anticipada, todas aquellas mejoras, que puedan ser aprovechables quedaran en beneficio de “EL INMUEBLE” sin que exista obligación a cargo de “EL PROPIETARIO” a cubrir el importe pagado por las mismas a cuyo efecto “EL OCUPANTE” expresamente renuncia a los derechos que le otorga el articulo 2694 del Código Civil.
Independientemente de lo consignado por este párrafo quedara a la elección de “EL PROPIETARIO” el que las mejoras hechas a “EL INMUEBLE” objeto de este convenio quede a beneficio del mismo o en su defecto a solicitar de “EL OCUPANTE” el que se le hagan las modificaciones necesarias para dejar “EL INMUEBLE” en el estado original en que se encontraba cuando le fue entregado. Los gastos que estos representan serán cubiertos por “EL OCUPANTE”.
SEXTA A).- “EL OCUPANTE” reconoce que “EL INMUEBLE” motivo del presente convenio se encuentra en buenas condiciones y se obliga a realizar todas las obras de conservación que requiera “EL INMUEBLE” las cuales serán a cargo de su exclusivo peculio.
SEXTA B).- “EL OCUPANTE” no podrá introducir en “EL INMUEBLE” substancias tóxicas, explosivas, corrosivas, inflamables o peligrosas, siendo responsable de todos los daños y perjuicios que por su culpa o negligencia se ocasionaren.
SEXTA C).- Para efectos de la decoración, de “EL INMUEBLE” objeto de este convenio, “EL OCUPANTE” deberá obtener por su cuenta y cargo los permisos, licencias, patentes y demás autorizaciones o requisitos que señalen y exijan las autoridades ya sean Federales, Estatales, Municipales o cualesquiera leyes y ordenamientos en la materia. Las sanciones, clausuras o penalidades que resulten de la falta de cumplimiento y omisión en el cumplimiento de las obligaciones a cargo de “EL OCUPANTE” en los términos de esta cláusula serán por cuenta y correrán a cargo de “EL OCUPANTE”, ya que es estipulación expresa de este convenio que el cumplimiento de todas las obligaciones resultantes de los mencionados ordenamientos serán por cuenta de “EL OCUPANTE”.
SEXTA D).- “EL OCUPANTE” conviene en que “EL INMUEBLE” lo recibe en buen estado, el cual de igual manera devolverá al momento de esta desocupación con el deterioro natural del uso. Contando con un inventario que se anexa a este contrato.
USO Y DESTINO DEL INMUEBLE
SEPTIMA.- El presente contrato se sujeta específicamente a condición de que “EL INMUEBLE” objeto del mismo, se destinara exclusivamente a casa habitación, el incumplimiento de esta condición resultara en la rescisión automática de este contrato.
SEPTIMA A).- Independientemente de la facultad de “EL PROPIETARIO” de exigir la rescisión del contrato en los términos del articulo 2741 del código civil para el estado de Quintana Roo, “EL OCUPANTE” pagara una pena convencional por el hecho de dar un uso distinto al pactado en términos del inciso inmediato anterior, una cantidad mensual equivalente al monto de la renta vigente al tiempo del incumplimiento y mientras subsista esta, además del importe de la renta pactada en este contrato.
OCTAVA.- “EL OCUPANTE” se obliga a desocupar “EL INMUEBLE” el __ de ______ del 200_ en el caso de no hacerlo, bastara que “EL PROPIETARIO” acuda ante el Juez competente pidiendo que en ejecución de esta transacción y sin instauración de juicio alguno, ya sea ordinario civil o de desahucio, ordene se proceda al lanzamiento de “EL OCUPANTE” y a la desocupación de “EL INMUEBLE” motivo de este convenio, así como también para que ordene se embarguen bienes suficientes para garantizar las prestaciones adeudadas por “EL OCUPANTE” y los honorarios del abogado que intervendría en la ejecución.
OCTAVA A).- Para los efectos de la cláusula que antecede, ambas partes se comprometen a comparecer ante el Juez Civil de Primera Instancia, pidiendo que previa ratificación del contenido y firma de esta transacción se sirva homologar elevándolo a la categoría de SENTENCIA EJECUTORIADA Y DE VERDAD LEGAL, obligando a las partes a estar y pasar por su tenor.
EJECUCIÓN ANTICIPADA DEL PRESENTE CONVENIO
DECIMA.- Ambas partes convienen en que “EL PROPIETARIO” podrá pedirle ejecución anticipada del presente convenio y por consiguiente el lanzamiento anticipado de “EL OCUPANTE” en los casos en que “EL OCUPANTE” incurra en las siguientes violaciones al presente convenio:
1.- Cambio de uso y destino del inmueble sin consentimiento expreso y por escrito de “EL PROPIETARIO”.
2.- Mejoras materiales en “EL INMUEBLE” o modificaciones en el mismo, sin el consentimiento previo y por escrito de “EL PROPIETARIO” y del Comité del Diseño del Fraccionamiento.
3.- Subarrendar “EL INMUEBLE” motivo del presente convenio.
4.- Si “EL OCUPANTE”, sus empleados, o visitantes realicen actos que perjudiquen la paz, como la tranquilidad de los vecinos o sean contrarios a la moral o las buenas costumbres.
5.- Si “EL OCUPANTE” incurriese en mora en el pago parcial o total de una o más de las cantidades mensuales correspondientes al pago de Luz y agua.
6.- Dejare de cumplir con cualquiera de las obligaciones expresadas en el presente Convenio.
DECIMA A).- “LA OCUPANTE” no podrá arrendar, traspasar o ceder el uso del mismo por ningún motivo y bajo ninguna circunstancia, salvo consentimiento previo y por escrito de “EL PROPIETARIO”.
DECIMA B).- En cualquier caso que se proceda a la ejecución del presente convenio, sea anticipada o no “EL OCUPANTE” se obliga a cubrir los honorarios del Abogado y los gastos que al efecto se eroguen, que ningún caso serán menores de $______________ (___________ pesos 00/100 M.N.)
DEVOLUCION DEL INMUEBLE
DECIMA PRIMERA.- “EL OCUPANTE” se obliga a desocupar “EL INMUEBLE”, motivo del presente convenio, el día 04 de Marzo del 2008 debiendo de entregarlo a “EL PROPIETARIO” en las mismas buenas condiciones en que lo recibió siendo responsable de todos los daños y perjuicios que en el mismo se ocasionaren por su culpa o negligencia o por la culpa o negligencia de sus familiares, visitantes o dependientes, se ocasionaren.
MISCELANEOS
DECIMA SEGUNDA.- “EL PROPIETARIO” en ningún caso será responsable de los adeudos o cantidades que “EL OCUPANTE” adeude por concepto de impuestos, derechos, sanciones, multas, así como tampoco tendrá responsabilidad de carácter civil, mercantil, laboral, penal o de cualquier otra índole generados por “EL OCUPANTE”, sus empleados o visitantes.
DECIMA SEGUNDA A).- Este contrato no podrá ser adicionado o modificado, excepto por documento escrito, firmado por ambas partes o sus Representantes Legales.
DECIMA TERCERA.- Este contrato contiene el acuerdo total de las partes contratantes con relación a las transacciones materia del mismo y sobre cualquier negociación anterior expresa o tácita, existiendo únicamente las contenidas en este contrato.
DECIMA CUARTA.- Para la interpretación, cumplimiento y ejecución de este contrato, ambas partes se someten a la jurisdicción y competencia de las leyes y tribunales competentes en la ciudad de Cancun, Q. Roo, renunciando a cualquier fuero que pudiera corresponderles en razón a sus domicilios.
Ambas partes establecen como domicilio para las obligaciones contraídas en este convenio las siguientes:

II. – “THE TENANT” DECLARES:
a) That he/she is private party of foreign nationality, accredited with his/her: ________________________________________________________
b) That he/she knows the location, distribution and other features of “THE PROPERTY”, and that is his/her desire to occupy it in conformance with the clauses stated in this contract.
c) That “THE PROPERTY” fully satisfies his/her requirements, to be used as living quarters.
d) That prior to the signature of the present contract, he/she has received from “THE OWNER” all the rules and regulations that constitute the by-laws of “THE PROPERTY” .
III. – BOTH PARTIES DECLARE THAT:
a) That the aim of the present contract is to reach a mutual agreement of wills to solve any future controversy in relation to “THE PROPERTY” described in declaration I-a).
b) That it is their free will to adhere to the present transactional contract with the intention of preventing any present or future controversy, therefore the two parties are committed to ratifying it before a Public Notary, or a judicial presence, for it to be considered an Executory Sentence, in the terms of articles 3134 and 3141 of the effective civil code for the State of Quintana Roo.
In conformity with the abovementioned clauses, both parties agree to the following:
C L A U S E S
FIRST. - Both parts are committed to the fulfillment of the agreements specified in this contract.
LENGHT OF CONTRACT
SECOND. – Both parties agree that “THE OWNER” allows “THE TENANT” and he/she in turn agrees to temporarily occupy “THE PROPERTY” referred to in paragraph I-a of this contract for a period of 60 days, starting on: _______________until ___________ date in which “THE TENANT”, is obliged to completely vacate “THE PROPERTY” returning it in the same state in which it was received, without needing a judicial order.
R E N T S
THIRD. - For the occupation of “THE PROPERTY” referred to in paragraph I-a of this contract, “THE TENANT” will pay “THE OWNER” the monthly amount of $_______ USD (________ USD). This amount will be paid in advance without requiring collection.
The rent as referred to in the previous terms of the above mentioned paragraphs will run from and will be obligatory for “THE TENANT” starting on____________200_.
FOURTH. - “THE TENANT” will pay the “THE OWNER” the amount of $_________ USD (______________ USD) as an advance payment of the rent corresponding to the period of______________ 2008. This amount will not be refunded to “THE TENANT”. The present contract serves as a receipt for “THE TENANT” for legal purposes.
FOURTH B). - “THE TENANT” will not be able to retain or to stop paying the rent for any reason or cause, nor by causes of acts of God or greater force.
“THE TENANT” is obliged to respect and to keep “THE PROPERTY” in good condition, acknowledging that “THE OWNER” is the titleholder of the property.
FIFTH. – Upon signing this contract “THE TENANT” gives “THE OWNER” the amount of $_____USD (__________ USD) and he/she in turn agrees to receive it as a deposit in guarantee. “THE OWNER” will have the right to keep this deposit in the fair amount necessary, to cover any damages and detriment or payment of services of “THE PROPERTY” as damaged or incurred by “THE TENANT”, without releasing “THE TENANT” of his/her other responsibilities as stated in this contract or of the payment of those amounts that will be over the amount of the deposit.
Upon conclusion of the present contract, and after convincingly verifying the payment of all the rents, and services that can be derived from the same, the deposit will be fully refunded to “THE TENANT” by “THE OWNER”.
CONSERVATION AND IMPROVEMENTS TO THE BUILDING
SIXTH. - “THE TENANT” will not be able to change the inner or outer form or design of “THE PROPERTY”, matter of this contract, nor to make improvements in any way, without the previous written authorization of “THE OWNER”. In order to carry out any modification, improvements or installation in “THE PROPERTY”, “THE TENANT” will have to obtain previous written authorization from “THE OWNER”, and this, without permission, would constitute sufficient cause to request premature eviction. In addition, all improvements will be to the benefit of “THE PROPERTY” without any obligation or charge to “THE OWNER”. “THE TENANT” specifically resigns to the rights referred to in article 2694 of the Civil Code.
Independently of the content of the previous paragraph it would be up to “THE OWNER” to decide if the improvements done to “THE PROPERTY” object of this agreement are to the benefit of the same or in effect request “THE TENANT” to carry out the necessary work to bring “THE PROPERTY” back to its original sate. “THE TENANT” will cover the expenses that these represent.
SIXTH A). - “THE TENANT” recognizes that “THE PROPERTY” matter of the present agreement is in good condition and is obliged to carry out any maintenance work necessary to upkeep “THE PROPERTY” this will be at his/her own expense.
SIXTH B). - “THE TENANT” will not be able to introduce into “THE PROPERTY” any toxic, explosive, corrosive, flammable or dangerous substances, being responsible for all the damages and detriments that by may be caused by his/her fault or negligence.
SIXTH C). - For effects of the decoration of “THE PROPERTY” object of this agreement, “THE TENANT” will have to obtain by his/her own account any permissions, licenses, patents and other authorizations or requirements that are indicated and demanded by the pertinent Federal, State and Municipal authorities or any laws and regulations in the matter. The sanctions, foreclosures or penalties that result from the lack of fulfillment and omission in the obligations of “THE TENANT” in the terms of this clause will be the sole responsibility of “THE TENANT”, since it is specifically stipulated in this agreement that the fulfillment of all the resulting obligations in any mentioned orderings will be the absolute responsibility of “THE TENANT”.
SIXTH D). - “THE TENANT” agrees that he/she receives “THE PROPERTY” in good condition; likewise he/she agrees to return it in similar condition taking into account the normal wear and tear. For the purpose of contents this contract has an annexed inventory.
USE AND PURPOSE OF THE BUILDING
SEVENTH.- The present contract is specifically subject to the condition that “THE PROPERTY” matter of this contract is exclusively destined as living quarters, the breach of this condition would result in the automatic rescission of this contract.
SEVENTH A). - Independently of the right of “THE OWNER” to demand the rescission of the contract in the terms of article 2741 of the civil code for the state of Quintana Roo, “THE TENANT” would pay a conventional fine for using “THE PROPERTY” in a different form to the one agreed to in the terms of the previous paragraph, a monthly amount equivalent to the amount of the effective rent at the time of the breach and while this subsists, besides the amount of the rent agreed to in this contract.
EIGHTH. - “THE TENANT” is obliged to vacate “THE PROPERTY” on the ______________________ 200_ in case of not doing so, this would be enough cause for “THE OWNER” to go before a competent Judge to request that in execution of this contract and without having to proceed either in civil suit, or eviction court for “THE TENANT” to be immediately evicted from “THE PROPERTY” matter of this contract, as well as ordering the seize of goods sufficient to guarantee the payment owed by “THE TENANT” and to pay for the lawyers fees necessary to carry out this process.
EIGHTH A). - For the effects of the preceding clause, both parties are compelled to appear before a Civil Judge of First Instance, being asked for previous ratification of the content and signatures of this contract to accredit the conversion to the category of LEGAL EXECUTORY SENTENCE forcing both parties to comply to the clauses stated in this contract.
ANTICIPATED EXECUTION OF THE PRESENT AGREEMENT
NINTH. - Both parts agree that “THE OWNER” will be able to request “THE TENANT” to prematurely vacate the property upon incurring in any of the following violations of the present contract”
1. - Changing the use and purpose of “THE PROPERTY” without express written consent by “THE OWNER”.
2. - Material Improvements to “THE PROPERTY” or modifications to the same, without express written consent by “THE OWNER” and/or the adherence to the condominium bylaws.
3. - To sublease “THE PROPERTY” matter of this contract.
4. - If “THE TENANT”, his/her employees, or visitors commit acts that disturb the peace, the well being of the neighbors or is goes against the moral codes.
5. - If “THE TENANT” lags behind in the partial or total payment of one or more of the monthly amounts corresponding to the payment of utilities. (i.e. electricity, water)
6. – If “THE TENANT” seizes to fulfill any of the obligations expressed in the present contract.
TENTH - “THE TENANT” will not be able to sublet, transfer or yield the use of “THE PROPERTY” for any reason and under no circumstance, except with previous written consent by “THE OWNER”.
TENTH A). - In case that it comes to the execution of the present contract, either anticipated or not, “THE TENANT” is obliged to cover all lawyers fees and any expenses that to this effect are incurred, that in no case will be less than $________ pesos M.N. (_______________ M.N.)
RETURN OF THE PROPERTY
ELEVENTH. - “THE TENANT” is obliged to vacate “THE PROPERTY”, matter of this contract on _______________ 200_ returning it to “THE OWNER” in the same good condition in which he/she received it, being responsible for any and all damages and detriment as caused by his/her fault or negligence or the fault or negligence of his/her relatives, visitors or employees.
MISCELLANEOUS
TWELFTH. - “THE OWNER” in no case will be responsible for the debts or amounts that “THE TENANT” owes by concept of taxes, rights, sanctions, fines, as well as not holding any responsibility generated in any sense by “THE TENANT”, his/her employees or visitors.
TWELFTH A)- This contract cannot be added to or modified, except by a written document, signed by both parties or their Legal Representatives.
THIRTEENTH. - This contract contains the agreement of the contracting parties in relation to the transactions matter of the same and on any express or tacit previous negotiation, being pertinent solely to the content of this contract.
FOURTEENTH. - For the interpretation, fulfillment and execution of this contract, both parties are subject the jurisdiction and competent competency of the laws and courts in the city of Playa del Carmen, Quintana Roo, forfeiting any jurisdiction corresponding to their present addresses.
Both parts establish their address for the obligations contracted in this agreement as the following:

“THE TENANT” __________________________ Quintana Roo.
FOR DUE PROOF OF WHICH IT IS THE CLEAR EXPRESSION OF THEIR FREE AND DELIBERATE WILL, WITHOUT INTENT OF HARM, ERROR OR INJURY AND PERFECTLY AWARE OF THE CONTENTS OF THE PRESENT CONTRACT, BOTH CONTRACTING PARTIES SIGN IT IN THE CITY OF PLAYA DEL CARMEN, QUINTANA ROO, ON _____________ 200_.
