Relationship Between Owner and Operator
Most restaurants have two distinct components:
1. The Operating Entity which derives revenues and incurs expenses from the sale of food and beverage, and
2. The Real Estate deals with the land, building, improvements and such related aspects as debt service, property taxes, building insurance and invested equity.
Management contract operators are concerned with the first component and owners with the second.
Typically, an owner purchases the land, building, furniture, fixtures and equipment, placing some cash down and financing the balance over a period of time. On a regular basis he pays interest and principal, property taxes, and premiums for insurance on the building and its contents. From time to time he makes capital improvements to the restaurant. The owner regards his purchase of the property and the related expenses of ownership as an investment. As such, he requires a reasonable return on that investment.
The owner contracts with the operator to run the restaurant business with the expectation the operator can generate sufficient income from the restaurant to pay the costs of operation, cover the owner's expenses of owning the property and provide a reasonable return on investment.
Under a management agreement, the owner agrees to provide working capital, bear all expenses, maintain insurance on the building and contents, and avoid any role in the restaurant operation. Among other things, the operator agrees to assume proprietary responsibility for management, handle all administrative functions, handle all cash, pay all bills, develop and execute the marketing plan, design and price the menu, plan capital improvement needs, select, train and motivate staff, maintain accurate books and records, prepare regular financial statements and prepare all sales and payroll tax reports.

Soviet Sci-Fi and Fantasy
January 6-27 (10 films)
The Soviet Union was America’s main competitor in the Cold War space race, so it makes sense that the USSR produced science fiction and fantasy films just as the U.S. did. But back then Soviet genre movies were mostly impossible to see in America, save in butchered versions (“enhanced” by new connecting footage and American actors) produced by B-movie mogul Roger Corman. In this groundbreaking series first presented by the Film Society of Lincoln Center in August, some of the USSR’s most accomplished visionaries and special effects wizards get their long-overdue due. Films from seven decades (starting with the pre-1917 Tsarist era) will be shown, many in new 35mm prints. “From the Tsars to the Stars” is presented by Seagull Films, the Film Society of Lincoln Center, and the American Cinematheque in collaboration with Concern Mosfilm, Russian State Archive Gosfilmofond, and M-Film Studio. The series was curated by Alla Verlotsky of Seagull Films, Dennis Bartok of the American Cinematheque, and Robert Skotak, Oscarwinning special effects whiz for Aliens and Terminator 2: Judgment Day. “This is why we have retro houses – to unleash, amid the multiplex-squatting gargantuan of Hollywood, the secret cinemas of the global past. Советский Союз был главным соперником Америки во времена холодной войны в области космических исследований, поэтому понятно, что в СССР, так же как и в США, производились фильмы в жанре научной и легкой фантастики. Но в то время советские фильмы подобного рода было почти невозможно увидеть в Америке, за исключением искаженных версий (“обновленных” соединительным метражом и американскими актерами), которые производились могущественным продюсером второсортных фильмов Роджером Корманом. В этом новаторском показе серии фильмов, впервые осуществленном Кинообществом Линкольн-центра в августе, наконец отдается дань уважения некоторым наиболее выдающимся советским режиссерам-фантастам и постановщикам спецэффектов. Будут демонстрироваться фильмы, снятые за семь десятилетий (начиная с дореволюционных, царских времен), многие из них на 35-миллиметровой пленке.
