I have some trouble in finding a proper translation for the second part of the sentence, from 'che potessero derivargli' onwards.

derivargli - the gli refers to the overall landlord (la parte conduttrice), who is absolving the lessor of responsibility for those eventualities. Would make sense if this is a contract for subletting, commercial property.
"dal fatto" could be translated as "by the actions of" the lessee, but I've just said "caused by the lessee" as it makes it less wordy and has the same meaning.

I am assuming here that there is a juxtaposition between "la parte locatrice" and "locatore", i.e. I thought the meaning is that the locatore is the lessee or tenant, and hte parte locatrice is the landlord / lessor
