I wonder whether this is really about expressing misgivings or qualifications, rather than reserving rights to sue etc.,as would be the cognate Spanish expression in that specific context.

Reservations is bog-standard in an EN purchase deed of *unregistered land* (of which I have drafted many, hint, hint) with the standard wording of 'excepting and reserving rights and easements etc' > called exceptions and reservations.
