This is a sentence in a tenancy agreement regarding a deposit payment. Very unsure what is meant here - is it perhaps that the deposit cannot be used up (as rent) as it needs to be available for the landlord to use when the lease is concluded?

Standard thing in (accommodation) rent contracts is that any deposit paid is for potential damage, and it's often held in trust, and you still have to pay the rent you signed up to pay, with said deposit being returned if no damage has been caused.
