Danish term or phrase: forny subsidiært udskifte
Part of a lease contract for a commercial tenancy.

Not quite sure how to translate this. Is it just a long-winded way of saying 'renew/replace'?

Lejer er herunder forpligtet til at ren- og vedligeholde og/eller forny subsidiært udskifte maling, tapet, gulvbelægning, alle indvendige bygningsoverflade ..... and so on.

Thanks for any help.

clean thoroughly, or else replace
Explanation:
"Forny", as I am sure you know, means "renew" or "renovate", but in this case I think "clean thouroughly" is better.

Notes to answerer
Asker: Thanks valhalla55.

Asker: Thanks everyone for your input. In the end I translated it as '... clean throroughly, renew and/or replace'. I think that covers all the bases.

Peer comments on this answer (and responses from the answerer)
disagree  Eva Harbo Andersen: Be careful, this is contract: 'Forny' does mean put in something new, whereas 'udskifte' means put in something which is in working order, but not necessarily new. 'Subsidiært' means alternatively or and/or. So I suggest 'renew alternatively replace'
