Rent on superficies
Explanation:
Black's law dictionary definition: In the civil law, the alienation by the owner of the surface of the soil of all rights necessary for building on the surface, A YEARLY RENT BEING GENERALLY RESERVED.

Definition of opstal: "Opstal of superficies, huisbouw(recht), het zakelijk recht om gebouwen, werken of beplantingen op andermans grond te hebben en te houden, veelal tegen een jaarlijkse CANON." [Fockema Andreae's Juridisch Woordenboek]

See also my suggested translation of "erfpacht".

Since we are dealing with the legal terms of a jurisdiction in which the civil as opposed to the common law prevails, it may be difficult, if not impossible to find equivalent US terms.

3 hrs
rent on buildings

Explanation:
'opstal' = buildings/premises erected on the land for which there is an 'erfpacht' (lease). K.I.S.S.! (Keep It Simple, Sunshine!)

13 hrs
Rent on superficies

Explanation:
I would again disagree with Claro and this time very strongly. "Periodieke betalingen van Opstal" is not a rent on buildings but a payment FOR THE RIGHT to erect buildings. It is due whether buildings have been erected or not. I, too, like to keep it simple, provided it is accurate as well.

1 day 5 hrs
rent on superficies

Explanation:
Fair enough, Jarry! I defer without hesitation. Came back in last night in a pretty brash mood. No offence meant.
As regards the 'financieel' or 'administratief' answer, I defer to you also: checked with my Dutch brother-in-law who used to work in accounts.
