Dutch term or phrase: premies m.b.t. de totale waarborg
This phrase appears in a Belgian commercial lease:

(The tenant's costs will include:)

"- het onderhoud van de liften en de airconditioninginstallatie en/of de verwarming, met inbegrip van de ***premies m.b.t. de totale waarborg***."

I'm not sure about "premies" (premiums? contributions?)and "waarborg" (security?) here.

English translation:contribution to the total security deposit
Explanation:
this refers to the tenant's (proportional?) share of the security deposit; in NA English you would probably use 'share' instead of 'contribution', since the latter has a connotation of being voluntary (even when it's not, like Social Security contributions).
