Sorry, Tuanis, this is the Brit term but it might strike a cord with you. 'Erfpacht' translates as 'long lease', usually on the ground (separate from the buildings) and frequently at a low level due to lack of foresight of people setting the lease in the days before inflation was invented.

I would disagree with Claro's answer because we are concerned with "periodieke betalingen van erfpacht" not simply "erfpacht". It would be correct to translate "erfpacht" with long-lease, but the payments made to the owner of the land are called 'ground rent', both in UK and US English (See reference to Black's Law Dictionary, an authoritative US publication)
