Hi

I need help translating the term "deferred" below in a way reflecting the meaning and as opposed to "reversionary interest" mentioned in the first paragraph.

"We have reviewed two separate approaches to the valuation of the Subject Property. In the first case we assumed that x will vacate upon expiry of the lease with the land and buildings reverting back to the owners. In this case we have capitalised the rental income for the unexpired term of the lease at a yield of 9%. Thereafter we have added the reversionary interest, which is based on the capitalised rental income (which is significantly higher than the current ground rent) for the existing structure in perpetuity;

In the second case we have again assumed that x will vacate upon expiry of the lease, with the land and buildings reverting back to the owners. In this case we have capitalised the rental income for the unexpired term of the lease at a yield of 9%. Thereafter we have added todays land value (deferred by the unexpired lease term) at a discount rate of 8% and have deducted demolition costs;"
