Although the sector has a long history of acquisitions and mergers, the last couple years have been marked by an increase in mergers in the sector and mergers of large housing associations (HAs) with similarly sized HAs, as opposed to large HAs acquiring smaller HAs.

Other strategies employed to increase revenue (with limited impact) include ****switching tenures on housing stock which is vacated by tenants and leased to new tenants*****, and increased sales of housing stock.

It is well known that renters tend to move more often than owners, but NMHC finds a substantial amount of tenure-switching when people move (from owner-to-renter or renter-to-owner) and reports that more owners are switching to renters than vice versa.
