Analysis of Rents
Occupier demand for retail premises in Covent Garden is strong. The subject property is well placed to benefit from growth in rents within the short-medium term. Provable retail rents currently stand at just under £600 per sq ft zone A on James Street and are discounted back from this level on Neal Street, Long Acre, King Street, Floral Street and the Piazza.
Rents on Neal Street are around £450 per sq ft zone A based on recent transactional evidence which is highlighted on the plan below. Based on the XXX lease defined floor areas and a 12.5% discount for shape (which was applied by an independent expert at the last rent review the overall ERV of this unit is £933,200 per annum. We therefore believe that the asset is reversionary under the existing lease terms.
The most recent open market evidence are the lettings of 21 and 23 Neal Street to Momoko and Camper. These are 5 year leases with a landlord’s rolling break from March 2012. When an allowance is made to reflect the onerous lease terms, the zone A rates are £472.50 and £490.00 respectively. These units are planned to be incorporated into a large 3 level corner store with the landlord ***working off**** £500 ZA for the purposes of the redevelopment which is expected to be undertaken in 2012-2013.
