That's what it sounds like to me: equity is the equity capital -
Eigenkapital, or Eigenmittel

collateral, espec. in the context of loans, etc., is something of value against which the loan is made - Sicherung, Sicherungsgegenstand, Deckung

From the context you provide, it sounds to me like one of the parties provided some equity as collateral (for a contract? a mortgage perhaps?) which might have been invested and might have earned interest (thus the reference to a gain).
