Explanation: The general term for lien is gravamen, Mortgages (hipotecas), securities (prendas)etc., are different kinds of lien. And waiver in this sense is liberación, the logic behind the term being that whoever waives a lien "liberates" the other party. The lien is certified on a legal document called escritura and the waiver is of the same nature.
