Indemnité de remploi Explanation: En effet. Si les emprunteurs remboursent leur emprunt hypothécaire avant terme, l'institution financière peut, dans certains cas, demander une indemnité, appelée "indemnité de remploi". En signant un acte d'emprunt hypothécaire, les emprunteurs s'engagent à rembourser le capital pendant un certain nombre d'années. Ce capital est productif d'intérêts au profit de l'institution financière qui a consenti l'emprunt et qui s'attend donc à percevoir l'intérêt pendant toute la durée de l'emprunt. Si l'emprunteur rembourse le capital anticipativement, le créancier retrouve le capital, mais n'aura plus d'intérêt: il subira un manque à gagner pendant le reste de la durée prévue initialement. Pour compenser ce manque à gagner, il demandera une compensation forfaitaire: ce sera une indemnité pour le replacement du capital, appelée "indemnité de remploi". Réf.: e.a. www.google.com |
