French term or phrase: hors oeuvre
In the context of property -

"Le terrain, objet de la cession, est affecté d'une surface constructible de .... sq. metres de surface hors oeuvre nette."

Could you tell me if there's an exact English equivalent. Thanks.

How did I get all this info? The trick is to enter enough key words in Google to locate texts covering the specific usage. Then you can do one of two things:

(1) find enough key words surrounding the term you are looking for, that you already know the the English equivalents for, and do a search for texts with those terms in them.

(2) simply enter the French terms and use the "advanced search" function of Google to limit search results to texts with English in them. This is how I found the second and third entries, above. When this works, it's really a boon!

Note: My LGDT doesn't have an entry for the specific term "hors oeuvre nette"
