I always find it hard to find a succinct way of expressing this, but that's certainly what it means — a houuse that was built on an independent plot, and hence, is not on an estate / development with lots of similar rabbit hutches (or better, if you're lucky!)

No, 'off-plan' is something quite different (VEFA in FR) — that means you buy the place from seeing just the plans, before it has actually been built! See various discussions in the glossary for fuller details on that particular one.

In you particular context, I'd be tempted to say something like '...in a lovely quiet non-estate location'

Thanks, Julie! I'd have to be wary of that, it is borderline over-translation — and some of the 'hors lot.' sites I've seen have been far from 'exclusive'!
