I suppose this really should be 2 questions as it is for a matching pair bail donné / bail pris.
My problem is not in understanding the terms but finding a suitable adjective or other way of expressing this relationship.
e.g.
Le tiers siège peut être indifféremment repris comme preneur ou comme donneur selon que la convention est un bail pris ou un bail donné.

Les baux de sous-locations et le bail pris présentent les mêmes conditions d’indexation.
I've used 'lessor' and 'lessee' to translate 'donneur' and 'preneur'.
I've toyed with the idea of using the verb 'lease ' but I think this may create ambiguities (lease out property -are you the landlord or tenant?) and in any case it is a 'heavy' solution.

Why not just "lease taken" vs. "lease given"? I see plenty of references to this opposition in a quick Google search.
