This seems to be a description of a net living space excluding garages, but what does HON or H.O.N. literally stand for, and what would be the equivalent term in English? Any help would be greatly apperciated!

Standard term in French building industry: "hors oeuvre nette" means the area from the outside of the building, including walls, stairs, etc

The COS identifies the amount of net habitable space or SHON (surface hors œuvre nette) allowable on the land. For example, an owner of 1,000 square meters of land with the COS at 0.25, is allowed 1,000 x 0.25 = 250 square meters of net habitable space (SHON).

Calculating the relevant area, known as the 'surface hors d'oeuvre nette' (SHON), is more complicated than it might seem. All habitable areas must be included (eg: the first floor or roof if you're planning to turn this into bedrooms, as well as the ground floor) and measurements must include the thickness of the walls, which must therefore be measured to the outside face. However, the calculation normally excludes garages, basements, open areas at ground level (eg: a porch or terrace), balconies and any habitable area where the headroom is less than 1.8m, eg: in rooms under the eaves.
