Such areas often spring up around one or two major companies (the way the U.S. electronics industry did in the 1970s around Hewlett-Packard and Varian on the San Francisco Peninsula), or around educational institutions with a heavy research orientation (as was the case with Stanford, in Palo Alto, and the University of North Carolina, which is the grain of sand at the core of the Research Triangle techno-industrial area in that state -- to name just two).
Explanation: pépinière = literally a tree nursery but is applied figuratively to describe a source of new material, whatever the domain. Thus La Maison du (and not 'due') Parc is one of two breeding grounds (sources of new companies).
