Un tiers des investissements dans un SDC sont effectués en crédit-bail, sur 3 ans au taux de 8% par an. Les mensualités de crédit bail ont été retraitées afin d'en isoler la partie locative assimilée à des amortissements sur 3 ans.

One third of the investment in each SDC will be secured through financial leasing at an APR of 8%. The monthly lease repayments have been adjusted to isolate the lease component tied to depreciation over 3 years.

Thanks. But isn't "amortisation" restricted to intangible assets? I've always been led to believe that intangible assets are amortised, whereas material assets are depreciated. Have you heard of this distinction?

Possibly, you could use 'amortisation' instead of deprecation.

I have consulted the American heritage Dictionary.


Explanation:
Amortization: (financ.) to liquidate a debt by installment payments, or payment into a sinking fund. (account.) to write off expenditures by prorating over a period [of time].The root word is "mors, Latin for "dead". So, to deaden, in a sense.

Depreciation: a decrease or loss in value because of wear [of things, or tangible goods]. (financ.) a reduction in the purchasing value of money. Belittling.

You can buy goods by borrowing a large amount of money and amortizing your loan over a long period of time. In the meantime, your goods are depreciating because time is passing.
So I think that these two terms are not the same thing. Although they exist and are connected by time.

In your case I am convinced you should use "amortization" because it's the payment by [monthly] installments of some sum that has been borrowed up front.
