Expression désignant la surface utilisable d'un logement, annexes comprises (balcon, terrasse, loggia). Elle est principalement utilisée pour les surfaces de ventes (boutiques commerciales), établie à partir de la S.U.B. et en décomposant celle-ci en zones affectées de coefficients

La surface utile brute (SUB) est égale à la SHON déduction faite de : - les éléments structuraux (poteaux, murs extérieurs, refends - circulations verticales :les parties non déduites dans la SHON La surface utile brute peut se décomposer en trois éléments : - circulations horizontales, - locaux à caractère social et sanitaire, - surfaces effectivement réservées aux postes de travail.
