Only one Google hit on that term, though, and it came from an Austrian law firm.

Der Große Eichborn lists "usufruct" for Fruchtgenuß, and that was, in fact, what I had flashed on immediately when I saw your question. (Schäfer translates usufruct back to Nießbrauch, but it's all the same basic principle.)

A search on "usufruct" yielded a lot more hits:
