Hallo Leute! Hier eine Frage:
Per quanto concerne la perdita di valore commerciale, la stessa è calcolata partendo dal costo dell'edificio terminato (composto dal costo di acquisto dell'opera grezza e delle rifiniture finanziate dai condomini), il tasso è stato fissato nel 20%, ritenuta la "triste fama" di cui gode lo stabile, che di fatto lo toglie dal mercato immobiliare.
Infatti ***l'istoriato*** dello stabile non potrebbe essere taciuto durante eventuali trattative di compra-vendita, al contrario dovrà essere espressamente riportato nei contratti di compravendita. Gli interventi di "riparazione" (pilastri interni, rinforzi incollati e altro) rimarrebbero incontestabili e visibili testimoni della situazione.
