According to this paragraph and your previous questions, I think the expression refers to the document which shows the ownership (and the right to own) property, without which a mortgage won´t be possible.

Thanks. Well, in fact "deed" refers to the Spanish "escritura", the document itself. for example a "deed of conveyance" is "escritura traslativa de dominio" and what you are "conveying" is your right to that property.
