You don't need to translate 'a título gratuito', as a 'donación' (which we had a day or two ago) is by definition free of charge.

gratuitous gift contract or gratuitous donation contract

The phrase "contrato de donación a título gratuito" means that the person who receives the property does not pay anything in exchange for the gift (there is no consideration) nor the donor imposes any conditions.

If the document is an "escritura" you could also translate it as deed of gratuitous gift or deed of gratuitous donation.

donation contract, free of charge

Under the donation contract one party (donor) shall transfer or undertake to transfer free of charge to the other part (donee) a thing into ownership or property right (claim) to himself or to a third person and release or undertake to release this party from the property obligation to himself or to the third party. In the presence of a reciprocal transfer of a thing or right or of a reciprocal obligation the contract shall not be recognized as donation. The rules provided for by Item 2 of Article 170 of this Code shall be applied to such contract.
