Once again, the context is a spec sheet written by a Madrid-based insurance company soliciting a software application for management of its real estate holdings.

Under the heading of "General Directorate of Insurance [D.G.S. in the Spanish acronym]" (the Spanish government's insurance regulating agency), the company wants to manage the following data (the terms I need help with are written in CAPITALS):

"Es necesario preparar una documentación a enviar a la D.G.S. (copia escritura, certificado del Registro de la Propiedad, Póliza de incendios, OCUPACION DEL INMUEBLE POR FINCA REGISTRAL, planos...."

"Control de inmuebles, que debe recoger los siguientes datos (a nivel de finca registral y del total del local):

Valor de tasación del local (unitario y local)
VALOR DE TASACION LIBRE DE ARRENDATARIOS....

"Determinación de MINUSVALIAS DE INMUEBLES para su DOTACION correspondiente."

Final question: in the context of real estate rental or leasing contracts, the insurance company needs to keep track of such data as "prórrogas, NOVACIONES, cambios de titular." Here the word that puzzles me is NOVACIONES.

I'm beginning to think that, in spite of the Oxford Superlex, you might want to call those *fincas* *properties*, rather than *buildings. And use *property deed* for the *finca registral*...

A bit off your subject, but you might want to consider:

That is, in English, the department/office is usually referred to by the person heading it.

And a favor to ask: I suspect that you are going to have more questions to ask. Part of the KudoZ project is the building of an online terminology data bank. in this case) per registered housing unit, housing covered by... 2.)appraised (or estimated) value without tenancy 3.) depreciation of property (the minusvalía part) 4.) dotación = allotment (allowance, as in a budget) 5.)novaciones can, in law, refer to remodelling under municipal permit or change of status (residence to office, etc.)
All this is linked to the municipal laws which govern housing in Spain, in accordance with which you need permit of occupancy to begin admitting proprietors to their flats, prerequisite to which you need to submit plans approved by the municipality. One little change in a supporting member (or bearing element, as the engineers call them) and you start all over again... AND THIS INCLUDES RENOVATIONS!
