Spanish term or phrase: CIF / D.N.I / Mª - Finally, Sociedad Unipersonal - would you translate this?
De una parte, XX, Sociedad Unipersonal, con CIF: A-78923125, domiciliada socialmente en Plaza de la Independencia, 6, 28001 Madrid, y en su nombre y representación Dª. Mª Luisa Rodríguez López, con D.N.I. nº 50.943.532, en calidad de Apoderada como Secretaria General

English translation:Single Member Company or Sole Trader
Explanation:
The ter Sociedad Unipersonal means "Single Member Company". Sole Trader is another possibility that you could use. The CIF and DNI (National ID document) I would leave as is, but I would translate Sociedad Unipersonal.
Good Luck
J.

DNI: National Identity Card...

Explanation:
Mª: María
CIF (CÓDIGO DE IDENTIFICACIÓN FISCAL): It's the DNI number plus a single letter (A in this case): Tax Identification Code (TIC!!!)
Sociedad Unipersonal:single-member company ("one man" company).
If you translate CIF and DNI, put original abbreviations in brackets next.
Cheers :)

ON THE ONE HAND,XX s.a., A COMPANY FORMED OF A SINGLE INDIVIDUAL, WITH (SPANISH) FISCAL IDENTIFICATION CODE (CIF)NUMBER ..... DOMICILED AT ......, AND IN HIS/HER NAME AND REPRESENTATION, MRS. MARIA LUISA RODRÍGUEZ LÓPEX, WITH A (SPANISH) NATIONAL IDENTIFICATION NUMBER (DNI), ACTING AS EMPOWERED SECRETARY GENERAL (?)

CIF= Codigo de Identificación Fiscal
Dª = Doña /Mrs
Mª = Maria
DNI = Documento Nacional de Identidad

Sociedad Unipersonal is essntially a freelancer, a professional working independently, a company consisting of one individual. The text above contains what I think is the best legal rendering of the same. The Spanish elements (CIF, DNI) are translated so that any possible confusion is limited as far as is possible between two legal systems/two languages.

The comapny may be a 'fictitious' kind that does not in fact trade.

I can't be sure of the last part, without seeing more of the text.
