Swedish term or phrase: Avräkning för/faktura för hyresavisering

This is part of an "upplåtelseavtal" (contratto di concessione in uso) between a company (X) that owns and operates real estate properties and another company (Y) from the same group using its services. (By the way, I opted for "contratto di concessione in uso", rather than "contratto di locazione", because X operates both its own properties and others rented from external owners...but I may be wrong)

The passage in question (about the payments to be made by Y and "betalningsvillkor") reads:
"Avräkning för debiterade kostnader kan ske på större inhyrningar där det finns möjlighet för Y att påverka kostnaden för t. ex. mediaförbrukning. I de fall avräkning sker framgår det på faktura för hyresavisering."

Two issues here:
-I don't think "Avräkning" means "deduction" here. It wouldn't make sense to me. I think it simply means "reduction", but I'm not sure what they mean here.
-So far, I've translated "Hyresavisering" as "Avviso di pagamento (del canone)". So, I find the wording "faktura för hyresavisering" a bit obscure. Any ideas? Possible translations into Italian or just explanations are welcome.

Concordo con Gabriella (ciao!) per la spiegazione.

A mio parere però è più probabile che con "faktura för hyresavisering" s'intenda semplicemente la fattura che il locatore invia al conduttore con l'importo ridotto in caso di conguaglio delle spese.

A rigor di logica, il fatto che vi sia un conguaglio nelle spese non riguarda un eventuale studio di gestione contabile di cui si avvale il locatore.
