Wohnpark Neue Donau is a social housing community commissioned by the city government of Vienna. 60 percent of all Viennese live in subsidized, publically owned housing. Most of the project is built atop a structure that spans up to 27 meters across an eight-lane expressway that bypasses the city along the Danube River near the United Nations complex and adjacent to the Reichsbrucke Bridge, which leads to the historical center. The site stretches for half a kilometer along the river and provides direct riverfront park access to the public. The complex is a totally planned, self-contained community and, in addition to its 850 apartments, it comprises offices, shopping venues, restaurants, a freestanding kindergarten with open and covered play areas, a cineplex, a three-level parking garage for 1,500 cars, and an underground train station.
Seven low-rise housing blocks vary in length and range from three to nine floors. These buildings are placed diagonally over the site to provide most of the apartments with a water view from their living rooms and balconies. View corridors are left between the buildings to retain the river views from three preexisting residential towers located further inland. Seidler’s buildings step down toward the river, creating rooftop terrace apartments. Ground-floor units have wall-enclosed private gardens that, along with public lawns, grass beds, and paved paths, as well as many building features including rooftop elevator enclosures, roof parapets, and balconies, recall the fluid paintings of Brazilian painter and landscape designer Roberto Burle Marx.
