発注者と請負者（以下、発注者を「甲」、請負者を「乙」といい、甲および乙を「当事者」という。）とは、おのおのの対等な立場において、日本国の法令を遵守して、互いに協力し、信義を守り、契約書、この工事請負契約約款（以下「約款」という。）および添付の設計図・仕様書（以下添付の設計図・仕様書を「設計図書」といい、現場説明書およびその質問回答を含む。）にもとづいて、誠実にこの契約（契約書、約款および設計図書を内容とする請負契約をいい、その内容を変更した場合を含む。以下同じ。）を履行する。
Translation - English Article 1 General Rules
The buyer and contractor (hereafter, the buyer will be called “first”, the contractor “second” and together "persons concerned".) both respectively promise to preserve the laws of Japan, work together and fulfill in trust this contract which is based on the attached documents and blueprints (collectively the “design plans”); even in the case stated below where the design plans have changed.
Translation - English Article 5: Responsibilities of any Encumbrances or Outstanding damages.
1) The Seller must remove, if any, any encumbrances on the property, an easement, mortgage, or other liability on a property, which impedes its use, or transfer before the conveyance finalization date.
2)In the case where the obligations of this contract cannot be implemented by either the seller or buyer, because of reason(s) that are uncontrollable, where by the property disappears, and/or is damaged, this contract can be nullified. In the case where the contract is nullified and voided, the seller agrees to return all money received from the buyer for purchase of the property, without interest.

-I've translated materials dealing with business, construction, real estate, medicine, literature, religion,law,etc.
-most of my translating experience was done on an informal basis up until 2004: I had translated written materials for friends,classes and had acted as a interpreter between Japanese natives and people from various countries. I started to pursue freelance translating in the beginning of 2004. I worked as a professional full time translator/interpreter/project manager for Ikee Architecture in Hokkaido, Japan over 2006. Over the last three years I have gained translation experience in business, construction, realty, law, and literature.
