Although this decision will not have an impact at the purchase stage as the same Stamp Duty will be paid regardless of the ownership type, it will have huge implications for both rental income tax as well as capital gains and inheritance tax. Considerations like Capital Gain Tax and Inheritance Tax are ideally best addressed at the outset, prior to the purchase, despite the fact that the actual tax bills are encountered at the end of the period of ownership.
If the property is bought under indiviual names, the advantages of joint ownership are that each party qualifies for a tax-free income allowance of £5,435 per year.
As a buy to let landlord, you are required to maintain a complete record of all expenses incurred and the income received from all your rental properties.
