Upon the lessee duly effecting, performing and fulfilling its obligations with respect to, the payments as well as all payments previously required by the Preliminary Agreement and observing, fulfilling and performing its several covenants, agreements, representations, warranties, obligations and undertakings herein contained in accordance with the terms and conditions hereof and subject to any directive or decision of any municipal, federal or judicial authority or contained in any applicable Permit, to permit the lessee to have quiet possession and enjoyment of the premises during the term (subject to early termination hereof as provided herein) without any interruption by the Lessor or anyone claiming under, or through, or in trust for the lessor except as specifically provided for herein or contemplated hereby.
