Wenn der Kaufpreis belegt wird, dann ist das Geld auf dem Notaranderkonto eingezahlt. Also ist es mehr als nur ein Nachweis, daß das Geld vorhanden ist, sondern kommt der Zahlung des Kaufpreises gleich.

Having said that, it would seem strange that this document is required before the mortgage is approved, so my above statement should be revised to "normally...". What it could be here is possibly proof that the applicant can provide his part of the payment price, usually 30-40% of the total. But what that is in English I'm not sure...
Next time I'll hit the send button once I've read the question properly. Sorry, I think it's the heat!
