please note that there are only two main meanings of deed:
1) something that people do or cause to happen
2) legal transfer of property, usually referring to an actual document. property can be anything, from branding to trademark to shares to physical property.
the deed in the contex of your question is #2. it is a business as well as legal term. so yes, the translation for it is surat ikatan.
NOTE: wasiat in English is will/testament. it is a legal document declaring a person's wishes regarding the disposal of his/her property when he/she dies, something totally different from a deed and quite unrelated [i think] to your question.
