Translation - English VI Realty Usage & Maintenance
6-1 Through the lease, when and where Party B identifies any damage or failure in the House or its ancillary facilities, it shall notify Party A in a timely manner, requesting for repair; upon receipt of such notice, Party A shall do act within TWO days; otherwise, Party B may do so; provided that Party A bears the expenses.
6-2 Through the lease, Party B shall utilize and take good care of the House and its ancillary facilities, as appropriate. Party B shall maintain any and all the damages or failures to the House and its ancillary facilities caused by inappropriate or improper use; otherwise, Party A may do so; provided that Party B bears the expenses.
6-3 Through the lease, Party A shall ensure that the House and its ancillary facilities be normally usable and secure. Party A may inspect and maintain the House from time to time; provided that, Party B is informed TWO days beforehand. In the process of inspection and maintenance, Party B shall provide cooperation as appropriate. Party A shall minimize impact on use the realty by Party B.
6-4 Except for Annex (III) hereunder, Party B shall not fit up or install ancillary facilities and devices without approval in written from Party A or prior to approval from supervisory authorities (if applicable); in the latter case, Party B, authorized by Party A (Party A/Party B, authorized by Party A), shall acquire such approval. Ownership and the liabilities for maintenance of ancillary facilities and devices added by Party B shall be covenanted by the Parties through a separate document.
