I am translating an academic article about urban planning. One of the points is defining the different parameters, this is one of them:

Se entiende por edificabilidad la superficie construida total que tiene un ámbito determinado. Se expresa en metros cuadrados de techo (m2t). it appears again in;

Se expresa en metros cuadrados de techo por cada metro cuadrado de suelo (m2t /m2), looking up hpw to measure the net area, again I can't find any reference to roof or ceiling area. (NOTE: this refers to the city of Valencia)
My doubt is M2t - de techo ? I can't find any reference to measuring cileing/roof. meters squared of roof/cieling m2f ?

"Edificabilidad" is a calculation of how much space can be built and it is often referred to as "cociente de edificabilidad".
